Parking lot maintenance should be at the top of any business owner or property manager’s list. One of the most important parts of a parking lot is the line striping. They provide safety spaces for pedestrians to walk, ensure the property is ADA compliant, vehicles know which direction to drive and where to park, and fire lanes are properly identified. 

How often do these lines need to be redone? 

There are a number of factors that might contribute to how quickly your lines need to be painted over. Here are a few things to keep in mind to help you decide if the time is right for new lines. 

1. Recent Sealcoating or Resurfacing

To keep your parking lot safe, crack free, and looking clean, it is important to get the surface sealcoated. A sealant is added on top of the surface to protect it from water and chemicals. This sealant also covers the paintwork that is currently on your asphalt. You will need to have new lines painted each time you have the parking lot sealcoated. Many companies who sealcoat also offer professional line striping so be sure to ask. 

2. Weather 

The climate in which you live, or your property is in, will play a large factor into how quickly your lines will need to be redone. Sun, rain, and snow will all cause paint to fade or chip over time. The more the elements beat down on your parking lot, the more frequent the lines will need to be painted. Additionally, if you live in an area where snow is common, the salt that is placed on your asphalt could also cause it to fade. 

3. Traffic Patterns 

As vehicles drive over your asphalt and the lines painted on it, their weight and tire movements will cause the lines to fade or chip. The busier a parking lot is, the faster it will be worn down and on the contrary, the less traffic your parking lot sees, the slower the stripes will fade. If you are concerned that you are painting the lines of your parking lot frequently, examine the traffic patterns. 

4. Safety

Lines, stripes, and symbols painted on a parking lot provide a lot of safety for the pedestrians passing through and ensure vehicles know where to drive and park. Without guidance, vehicles and foot traffic would have no direction and the parking lot would be a mess. Giving each their own designated space and direction, accidents can be reduced. 

Another large part of line striping is to make sure your business or property is ADA compliant. This means you have ample handicap spaces and these spaces are accessible. You may be at fault and held accountable if a user is penalized for parking in an unmarked handicap spot.
