Sealcoaating is one of the most important maintenance items of having an asphalt parking lot or driveway. This sealant will help extend the life of the asphalt, create a rich dark color, prevents water intrusion, and so much more. Once the sealcoat has been applied, there are still several precautions to be taken and work to be done.
Continuously caring for your asphalt pavement will help you continue to reap the benefits of the sealcoating. We have put together our top three items to do after you have sealcoated your asphalt.
1. Keep Traffic Off
Similar to other liquid applications, such as paint, sealant needs to be fully cured before any vehicle should be permitted. While the surface may feel dry to your touch and you can walk on it, you will still need to keep traffic off.
Failing to keep vehicle traffic off of the fresh sealant will result in the beautiful surface filled with scuff marks. The heavier the vehicles, the worse the scuff marks will be. With a little bit of patience and a few cones or tape, you will be much happier with your sealcoating results.
2. Keep it Clean
Over time, the surface of your asphalt will accumulate dust, debris, and be exposed to a variety of chemicals. To further extend the life of your asphalt and prevent damage to the pavement, you will want to keep it clean. About every month or so, you will want to spray it down with a hose or pressure washer. This will keep it looking nice and clean.
Another thing to look for is stains on your asphalt. Vehicles leak fluids, such as fuel, oil, transmission fluid, antifreeze and other chemicals. These items are extremely damaging to the sealant and asphalt below. Cleaning these items as quickly as possible will help prevent damage and keep your surface beautiful.
3. Paint New Lines
If your parking lot has recently been sealcoated, the lines will also need to be repainted. Sealant will cover the lines in parking lot, such as parking spaces, fire lanes, and crosswalks. To ensure the safety of your customers and employees, you need to have these lines quickly repainted.
